The BIGGEST news for the upcoming year is … mortgage rates are on the rise (currently FHA and Conventional rates are at about 3.75%) but … there is still a housing inventory shortage. Meaning: Home prices will still be on the rise but not like they were last year, although, Pool homes will likely still be in high demand. The biggest reason for this is, the COVID lockdown is still fresh in the homeowner/home buyers’ minds. And if this every happens again (even if it doesn’t) you can always escape to the backyard for some exercise, refreshing relaxation and entertaining.

Over the past couple of years there have been 2 major changes in the home living area. (1). A need for more home office space and (2). Enhanced outdoor living.

Lowes and Home Depot are good companies, and they were doing well before COVID shut down the world. But they definitely got a boost from the homeowners that wanted to improve their living spaces. From Mar. 23rd 2020 to Jan. 7-2022, Home Depot stock price doubled while Lowes stock price almost tripled.

Why do I write about this? Because, going forward, I believe that homes that have upgrades in these 2 areas (home office space and outdoor living) will be much more attractive to home buyers. So, even when the market correction comes (someday, not now) homes that have upgrades in these two areas will still sell at a premium.

January Fun Fact: According to The Old Farmer’s Almanac, The New Year’s Resolution dates back to at least 2000 B.C. when the Babylonians celebrated the New Year with a 12-day festival called Akitu (beginning with the vernal equinox). This was the beginning of the farming season to plant crops, crown their king and make promises to pay back their debts. One common resolution was to return borrowed farm equipment.
