Homes Sales vs. Home Prices:

There’s been quite a bit of rhetoric out there (lately) claiming that the home sales will start tailing off… In my opinion this is true…only because home sales is a term that refers to the quantity/number of homes that sold not the value of the home. The media needs to clarify, to the public, that there is a difference between ‘Home Sales’ and ‘Home Prices’. When they (the media) use the term ‘Home sales’ it sounds like they’re talking about the home prices, and this is not the case. ‘Home Prices’ (in my opinion) will continue to rise until there is an over-supply… and we are not there yet.
We just closed escrow on a home that went ‘For Sale’ on September 9th 2021. We had over 25 showings (in about 5 days), received 8 offers and accepted a strong conventional offer (above asking) and closed in 21 days after acceptance. So, even though there are more homes ‘For Sale’ than there were in the spring of this year, there are still plenty of buyers.

Fun Fact from The Old Farmer’s Almanac:

The month of October stems from the Latin octo, ‘eight’, because this was the eighth month in the early Roman calendar. When the Romans converted to a 12-month calendar, the name October stuck even though it’s now the 10th month.
Also, daylight saving time (DST) begins November 7, 2021. Remember to set your clocks back. For now, Arizona and Hawaii are the only states that do not follow DST.
