June 2024 Real Estate Newsletter: Top 3 Things to get Top Dollar in Today’s Market

With Mortgage rates still in the 6-7% range and housing inventory slowly on the rise it is imperative to at least have these 3 things dialed in if you want to get TOP DOLLAR for your home.

1. Curb Appeal: Make your home inviting with well-manicured landscaping, clean walkways and a splash of color with some well placed flowers. The exterior should at least be power washed if not repainted. When a home looks great from the street, you’re setting the tone on what’s to come.

2. Tidy up, declutter and deep clean: If you can’t repaint the interior and your kitchen and baths haven’t been remodeled you can still have a great presentation by making them shine. When a home is neat and clean it shows pride of ownership and potential buyers really do take this into consideration when making an offer.

3. Price the home competitively: Even when a home is totally dialed in.. (ie. New paint, new kitchen and baths, new flooring and well maintained landscaping) if it’s overpriced, it won’t sell. As competition increases (more homes for sale) pricing your home correctly in the beginning will help you do two things… 1. You’ll get the highest price possible and 2. You won’t have to keep cleaning up everyday for months on end. Yes, you can lower the price and it will sell eventually, but you will have missed the mark and activity that a new listing generates when it is fresh. Plus, even if you reduce the price, human nature tells us that buyers don’t usually offer full price on a stale home (not fresh) thinking that… if it was such a great home… why didn’t someone else buy it? This leads to lower offers.

These three things will go a long way in getting you top dollar for your home. This being said, ideally… fresh landscaping, new paint, and new flooring and if the kitchen is upgraded, you’ll be way ahead of your competition and you will definitely get the best price for your home.
