Over the past 30 years I have been asked this question a lot… And the answer may surprise you. In general, there is more activity in the springtime (April/May) because there are more homes for sale and more buyers looking for a new home. Towards the end of the year (November/December), there are typically (not always) fewer homes for sale and fewer buyers in the market for a home. And in both scenarios the ratio of home buyers to home sellers is very similar.
What I have found is that the best time to sell depends on two factors for our clients… where they want to go and when do they want to be there? Because if it is strictly a money thing, it is truly a guessing game. Timing the market ie… selling at the very peak, is almost impossible. There are so many factors that need to be considered and there is almost always a new twist that cannot be predicted. Plus, in many instances, if you sell at the top, you’ll likely have to buy at the top so the net gain is negligible.
Having the right marketing plan (like we have) will get you the most money at any time of the year. We always look at the current state of the market and this includes … how many homes are for sale, the amount of qualified buyers, the availability of financing, and a host of other variables that are in a constant state of change. Then, we listen to our clients and create a plan that works best for them. So the Best time to sell (or buy) is…. Whenever it is best for our clients.
Fun Facts for November: Aside from election day being November 5th… November 13th is World Kindness Day! There will be a partial Lunar Eclipse on the 19th, Thanksgiving is November 28th and the day after Thanksgiving (November 29th) is known as Black Friday and typically kicks off the Christmas shopping season.
