Two = Pricing: Properly Priced homes always get the most money. If a home is priced too high and then eventually lowered, a home will almost always sell for less than it would have if it were priced competitively in the beginning.
Three = Presentation: Almost all buyers start their search online, so having Excellent photography and video are essential in attracting the most potential buyers.
Four = Promotion: Aggressive promotion is key to attracting the most buyers and it needs to be done with calculated precision, so you get the MOST MONEY when you sell.

Artificial Intelligence and Virtual Reality (AI and VR) and how it is used in Real Estate.
Let me start by saying this… AI and VR are tools to help us ALL save time and make things more efficient. We currently utilize AI and VR at The Hier Advantage to help our clients net more money when they are selling. For instance, we use Chat GPT to help create better property descriptions. We use virtual tours to show off a home’s interior and exterior, and virtual staging on vacant homes (or rooms) and when needed, we use ‘photoshop’ to add or subtract from a photo*. (*When appropriate, we tie in the disclaimer if a photo has been digitally altered).
In today’s fast paced (and ever changing) environment, you just can’t do everything by yourself… you need help, and these tools help real estate agents (and anyone that uses them) use their time more efficiently.
