Have you seen more ‘For Sale’ signs lately? Probably because May of 2025 had the lowest number of homes sold since May of 2009 (16 years) according to The National Association of Realtors (NAR). And year over year, active homes (for sale) went from 639 to 1,078 (68% increase in homes for sale) and housing inventory is one of the best gauge’s to see which way the real estate market is headed.
So, is it still a sellers’ market? Yes, but just slightly, and here’s why. One year ago (June 2024) there was a 2.74 month supply of homes for sale compared to May 2025, where there was a 4.16 month supply of homes for sale. According to the Greater Antelope Valley Association of Realtors (GAVAR)’ Multiple Listing Service (MLS). AND… the June 2025 numbers will be even higher because the inventory has already increased by 7% from the May 2025 numbers (according to my tracking). According to general statistics, the equilibrium point (when neither buyers nor sellers have an upper hand) is a 6-month supply of housing inventory.
Also, just because the statistics show that the sellers still have a slight advantage doesn’t mean that the buyers aren’t going to ask for (and get) seller concessions. Depending on how a home is priced, a buyer may be able to ask for… 1. Closing costs, 2. Rate buy-down, 3. Price reductions. These are all in play in today’s market.
The Good News for home sellers is that homes are still selling And, according to Lawrence Yun (Chief Economist for NAR) median home prices are up 52% since May of 2019.
