Spring has Sprung!
The Poppies are up but the inventory on homes for sale is down. At the writing of this newsletter (3-28-2023), homes for sale in The Greater Antelope Valley Association of Realtors (GAVAR) are only at 600. To give you perspective on how low this is, we had 1,137 homes for sale on November 17th of 2022. This is close to a 50% decrease of inventory in only about four months. Even with the volatility in interest rates, I think that home prices in the Antelope Valley will be on the rise. Watch for competing offers on well-priced homes. As we know, when there are multiple offers and low inventory, the law of supply and demand kicks in and prices will go up.
2 Top Tips for Today: One for Home Sellers and one for Home Buyers.
Home Sellers: You will keep more money when your home is neat and clean/move-in ready. Freshen up paint and flooring. This may sound like a lot of work and money but, in reality, you will keep more of your money at the close of escrow if (at least) the flooring and paint are new/newer.
Home Buyers: Make sure to get pre-Approved by a reputable lender (preferably a mortgage Banker). Check with your lender on what exactly they need from you to get your pre-approval. Usually… Personal ID, Social Security Number, Pay Stubs, Bank Statements, Tax returns, Investments, Monthly debts and any other income. This is a good start so ask your lender what they want/need.
