April 2025 Real Estate Newsletter: How will the Tariffs Affect the Housing Market?

Let me start by saying: for now, nothing has changed. At the time of this writing (3-31-2025) the Tariffs have not taken effect. If or when they do take effect, the tariffs would have an impact on the cost of imported materials that are used for constructing new homes. If this were to happen, the home builders would pass this increase in cost on to the consumer (the home buyer), making new homes less affordable.

Although, reading between the lines, I see these purported tariffs as a negotiating tool to help level the import/export game for the U.S. I believe the president is starting high and then may reduce his stance as we get closer to the deadline of April 2nd. I could be wrong, but nobody knows what will happen exactly… until this all plays out. 

One thing is for certain, the uncertainty of how everything will play out is affecting the stock market AND consumer confidence… and it may take a while before things settle down and we’re back to normalcy. 

Two things to watch in the housing market. 1. The number of homes for sale. And 2. The 10-year Treasury Note (10 year T-Bill). If the homes for sale keep increasing, this will put downward pressure on home prices … and we watch the 10-year T-Bill to see which way mortgage rates will go. As of today, the 10-year T-Bill is at 4.234%. If this T-Bill goes up, the mortgage rates typically go up and vice versa, if this T-bill goes down, the mortgage rates will go down.

Spring has Sprung and here are some Fun Facts for April 2025: 1. Passover is April 12th. 2. There will be a full moon on April 13th. 3. Good Friday is April 18th. 4. Easter is on April 20th. 5. National Arbor Day is April 28th. 6. There are 5 Tuesdays and 5 Wednesdays this month.
